Government Help for First Home Buyers, Explained Simply

There’s genuine help available. The tricky part is knowing what you actually qualify for. Here’s the short version.

  • First Home Policies - Buy with as little as a 5% deposit and skip Lenders Mortgage Insurance entirely, backed by the government. Income caps and yearly place limits were recently removed, so more buyers now qualify than in previous years. Property price caps still apply and vary by location.
  • Help to Buy: A shared equity scheme where the government co-owns part of your home, which can lower your deposit to as little as 2%. Income and property price caps apply, and places are limited each year.
  • Stamp duty concessions: Most states and territories offer a full or partial stamp duty exemption for first home buyers, though thresholds differ everywhere. We’ll check exactly what applies where you’re buying.
  • First Home Super Saver Scheme: You may be able to use voluntary super contributions to build your deposit faster, with some tax advantages. We’ll tell you if it’s worth it for your situation.
